Item 7.01. Regulation FD Disclosure.

On September 5, 2023, SmartStop Self Storage REIT, Inc. (the “Company”) provided the following metrics for the Company’s 2023 same-store facilities (stabilized and comparable properties that have been included in the consolidated results of operations since January 1, 2022, excluding two other properties):

Physical occupancy as of June 30, 2023 and June 30, 2022 was 94.0% and 95.3%, respectively. Physical occupancy as of July 31, 2023 and July 31, 2022 was 93.4% and 95.0%, respectively. Physical occupancy as of August 31, 2023 and August 31, 2022 was 93.0% and 94.2%, respectively.

Asking rates per square foot as of June 30, 2023 and June 30, 2022 were $1.61 and $1.69, respectively. Asking rates per square foot as of July 31, 2023 and July 31, 2022 were $1.45 and $1.81, respectively. Asking rates per square foot as of August 31, 2023 and August 31, 2022 were $1.44 and $1.71, respectively.

In-place rates per square foot as of June 30, 2023 and June 30, 2022 were $1.63 and $1.52, respectively. In-place rates per square foot as of July 31, 2023 and July 31, 2022 were $1.64 and $1.55, respectively. In-place rates per square foot as of August 31, 2023 and August 31, 2022 were $1.64 and $1.57, respectively.
