Hemingway Properties Limited (the "charging company")

Stg 100 million 10.375% Debenture Stock 2023 (the "stock")

Purchase of stock

The charging company announces that today it has accepted offers from holders of
stock to purchase Stg 18.99 million in nominal amount of the stock.  This
represents 18.99% of the stock.  Following the purchase, Stg 81.01 million in
nominal amount of the stock will remain outstanding.

Pricing will be set at or around 10am on 31 January 2001 and bargains will
settle on 7 February 2001.

The stock to be purchased by the charging company will be cancelled in
accordance with the terms of the Trust Deed constituting the stock.
