The Company announces that on 22 July 2005 it was informed that on that date,
Griffin Securities (UK) Limited, a wholly owned subsidiary of Griffin Group plc
("Griffin") had sold 10,000,000 ordinary shares of 1p each (the "Ordinary Shares
") in the capital of the Company.  As a consequence, Griffin, and the entities
under control of Griffin, now has an interest in 31,633,773 Ordinary Shares,
which represents 8.05% of the entire issued share capital.
