                              Agreement for Lease

Monsoon has today entered into an agreement for a 23 year lease over premises
located on the Freston Road Estate, London, W11. The lessor is Nottingdale
Limited, a company associated under the AIM Rules, with Peter Simon, Chairman of
Monsoon plc. The lease constitutes a related party transaction.

The commencing rent and service charges will be #3.8million for a new 6 storey
state of the art air conditioned office building. The Company intends to sublet
two floors of the premises which it does not require in the near future and has
full alienation rights under the lease.

The rent payable by the Company will be financed out of free cash flow. Capital
expenditure has been set aside in FY2008 to fit out the offices and is budgeted
at #10.5m. The current Paddington and Lancaster Road offices are expected to be
let at more than current rent payable and a provision of #1.5m will be required
to reinstate the offices pre letting.

The premises will serve as the Company's head office and will have the benefit
of more space, putting all of our head office teams in one location and this
will bring significant operational benefits.

With the exception of Peter Simon, who is not eligible to vote, the directors of
Monsoon consider, having consulted with Seymour Pierce Limited, the Company's
nominated adviser, and taken the advice of Pilcher Hershman, surveyors and
valuers, that the terms of the transaction are fair and reasonable insofar as
its shareholders are concerned.
