                       ("Griffin Group" or "the Company")
                  Sale of shares in Pearl Street Holdings plc


The Board of Griffin Group announces that on ** November 2005 Griffin Group sold
10,000,000 ordinary shares of 1p each in the capital of Pearl Street Holdings
plc ("Pearl Street Ordinary Shares") at a price of 2.7 p per Pearl Street
Ordinary Share for a total consideration of #270,000. Following this sale,
Griffin Group, and the entities under control of the Griffin Group, now holds an
interest in 3,810,000 Pearl Street Ordinary Shares, which represents 6.3% of the
entire issued share capital.
