DIRECTOR SHAREHOLDING


The Board of Griffin Group plc (the "Company") received notification on 24
October 2007 that Global Investments Limited, (a company in which Stephen Dean
(a director of the Company) has a discretionary beneficial interest) acquired in
aggregate 250,000 ordinary shares in the Company (100,000 ordinary shares at a
price of 1.75p per share and 150,000 ordinary shares at 2p per share).



As a result, Global Investments Limited now has an interest in 64,250,000
ordinary shares in the Company, representing 58.84 per cent. of the Company's
issued ordinary share capital.



The issued share capital of the Company is 109,191,573 ordinary shares of 0.1
pence per share.
