The company announced that its unaudited net asset value as at 30th June 2003
was 213.3p per Ordinary Share.

The Company announces that its projected final net asset value as at 31st
October 2003 is 214.7p per Ordinary Share, assuming 100% of current bonus rates,
and 212.1p, assuming 80% of current bonus rates, based on the assumptions set
out in the Annual Report.
