I like having NRO back above $5/share. It's now well above it's 130 day MA.

Another 4 1/2 cents/share dividend due in three days. Ex-Div is today.

No volume upsets since February.

No relief for Real Estate Investment Trusts yet:

Maybe these will stay this way until we get ST interest rate hikes out of the way.

Yield Curve inverting?
Maturities colliding?

It's quarterly dividend would have brought it down ~2+%, so in line with what we saw.

Thanks for bringing it up.

That’s what I figured. Good to know, some drop on exday and some don’t.

Hi S, Re: NRO price weakness...........

It was off at the open which would be in line with the dividend distribution. It then just floated around for the rest of the day.

Compared to some other REITs the rest were mostly flat for Thursday and Friday. So, NRO was somewhat alone in its drop and the cause is most likely the dividend.

Is the drop today because today is ex-date ?

Hi S,
NRO's not been this low since sometime in early 2016. Yield percentage goes up when the price/share goes down. I like it when it's north of 9%. I added 12% more shares back in early Feb at $4.59. Not a big change in price/share since. I'll add a similar amount if the price declines to around $4.

For now I'm content to have averaged down in price/share and averaged up in yield.

Yeah All my dividend investments are down both Bdc and reits. All started with the rate hikes. Trying to see if this is a good entry point for NRO

Hi S, Re: NRO price/share decline...............

It's not just NRO, but all REITs and REIT funds to some degree.

Here's a bunch all in one graphic for recent times:
http://stockcharts.com/freecharts/perf.php?NRO,VNQ,EWRE,WPC,DRW&n=252&O=011000

The pale blue line is DRW an ex-US reit fund. It declined, but had been on a tear before the start of this episode. The others moves almost lockstep to the down side. As you can see they've stabilized in the last month.

Yields are:
Symbol Current Yield Price % of 52 Week Range
NRO 9.34% 37.6%
VNQ 4.68% 24.8%
EWRE 1.78% 28.7%
WPC 6.42% 24.2%
DRW 6.64% 60.8%
There's not very good correlation between yield and depth of decline right now. As you can see some were hurt worse than others but most are at about 25% to 40% of the 52 week price range. Only DRW is better.

Why has the share price dropped? Rate increase?
πŸ‘οΈ0
OldAIMGuy OldAIMGuy 7 years ago
I added 12% to my NRO holding the other day aty $4.59/share. That translates to an effective yield of around 9.8%.

With 20 Year US Treasuries paying 2.88% with no inflation protection, why wouldn't someone want to own REITs?

I've owned NRO off and on for ~25 years. It's not been a smooth ride, but it has paid a lot of bills over that time frame. Decent yield, secondary inflation hedge and competent management keeps me owning it. I'll add again to my position should the price drop another 10%.

Hi L-1, It appears there aren't very many of us with interest in NRO. I've re-established a position in it recently after ignoring it for some years. My plan is to hold a core position in it and trim/backfill with cyclical price activity. We've had a small position in my wife's IRA for almost two decades.
