The firm invests mainly in the equity shares of real estate investment trusts, with holdings in domestic and international real estate securities accounting for close to two thirds of its $87.9 billion in managed assets at the end of June 2022. Cohen & Steers also manages portfolios dedicated to preferred securities, utilities stocks, and other high-yield offerings. It expects to balance distribution among its closed-end mutual funds, open-end mutual funds, and institutional accounts over time. During the June quarter of 2022, the company garnered 39% (25%) of its managed assets (base management fees) from institutional clients, 48% (55%) from open-end funds, and 13% (20%) from closed-end funds. (CNS) is a global investment management firm focused on global real estate securities, global listed infrastructure, real assets, large cap value stocks, and preferred securities. The Company also manages alternative investment strategies such as hedged real estate securities portfolios and private real estate multimanager strategies for qualified investors. It serves individual and institutional investors through a range of investment vehicles. CNS manages three types of accounts: institutional accounts, open-end mutual funds and closed-end mutual funds. Its revenue is derived primarily from investment advisory, administration, distribution and service fees received from open-end and closed-end mutual funds and investment advisory fees received from institutional accounts.
