Interim Dividend

The UK Balanced Property Trust Limited (the "Company") today announces an
interim dividend payment for the financial year 2007/2008 to shareholders of
2.18 pence per share to be paid in accordance with the following dates:

Ex-Dividend Date - 10 October 2007

Record Date - 12 October 2007

Pay Date - 16 October 2007

This is the second interim dividend paid by the Company in respect of the
financial year 2007/2008.  This second interim dividend is consistent with the
statement of the Directors' expectation as set out in the circular to
Shareholders published by the Company on 12 September 2007 and represents
approximately 7.5p per annum pro rated in respect of the period from 1 July 2007
to 15 October 2007.  If Shareholders vote to put the Company into voluntary
liquidation at the extraordinary general meeting of the Company convened for 17
October 2007 then this will be the final interim dividend paid by the Company to
Shareholders.
