                            Substantial shareholding

Eurocity  Properties plc has been notified that Ms P. Salem has  today  acquired
600,000  ordinary  shares in the Company, representing 11.48 per  cent. of the
issued  share  capital.  Ms Salem is a connected party of a shareholder in the
Company  who holds 131,578 ordinary shares, representing 2.52 per cent. of the
issued  share  capital.  Following the purchase the aggregate  holding of these
shareholders  is 731,578 ordinary shares, representing 14.00 per cent. of the
issued share capital.

Desmond Bloom, a director of the Company, has entered into an agreement with the
shareholders referred to above whereby the shareholders can require Mr Bloom on
1  March 2002 to purchase 731,578 ordinary shares in the Company at a price of
36.5p per share.  If this option is exercised, the aggregate holdings of Mr
Bloom and his son, Baron Bloom, Managing Director of the Company, will be 
1,487,473 ordinary shares representing 28.46 per cent. of the issued share
capital.
